Solutions for commercial buildings

Most commercial buildings under 20,000 m² have no building automation at all, and the ones that do run heating, lighting, metering and access as separate systems with separate logins. Each Bisly solution fixes one job an owner or facility manager has. All of them run on the same platform, so starting with one never blocks the next.

Less energy. One platform. 30-40% lower cost. ROI in under 3 years.

Energy comes first: it is the saving an owner sees on every monthly bill, and the reason the system pays for itself.

Energy savings first

Full building control saves 20% or more of the energy a building uses, because heating, cooling, ventilation and lighting follow the rooms and the people in them instead of the clock. Field studies measured about 10% from room-level control alone and about 21% when the heating circuits are balanced as well. Our own buildings confirm it: Liivalaia in Tallinn used 30% less energy after its Bisly retrofit, and 30+ schools and public buildings save 20-35%.

One platform, one responsible provider

No stack of software and hardware suppliers to coordinate, and one party answerable for the result.

30-40% lower cost of acquisition

Optimised devices and a deployment configured in the digital twin take the engineering hours out. In conventional controls projects labour is 50-75% of the cost.

ROI in under 3 years

The energy saved pays the system back in under 3 years, and now regulation requires it too: from 31 December 2029 every non-residential building above 70 kW needs building automation.

Market leader in the Baltics, with projects delivered in Central Europe and the US. Delivered, configured and serviced by certified local partners using Bisly's deployment tools.

Site-wide automation at the cost of a conventional system

Legacy BACS scales, but design, engineering and integration make it costly, and it rarely pays below 20,000 m². Mid-market systems are configured unit by unit, so the effort grows with every floor and a separate BMS goes on top. Function-based devices are cheap, but have no site-level integration, no BMS and do not meet EN ISO 52120-1 class B. Bisly gives mid-sized commercial buildings site-wide automation at the cost of a conventional system, installed by any electrician.

Automation is always the last thing to finish, and it risks the handover date

With Bisly the system is configured before anyone is on site, installed by electricians with the Installer App, and live when the power goes on.

Week -8

The plant is in. The automation specialist starts programming on site while everyone else is finishing their final work.

Week -3

Air handlers and room controllers still do not talk to each other. The defects list grows and the handover date is under discussion.

Week 0

Handover with open items. The facility manager has not been trained, the first tenant complaints are about temperature, and the variation order for extra commissioning days arrives.

The traditional way and the Bisly way

TraditionalBisly
EngineeringEngineered per project, controller code written for each siteEvery function is a configuration choice in the digital twin; nothing is engineered twice
Programming and testingSqueezed into the final monthsPre-configured and tested off site while the building goes up
On siteControllers programmed and addressed after every other tradeScan-to-connect, room first, device second, no laptop at the panel
TroubleshootingRework at the endEvery device reports in before the installer leaves the room, with an auditable log
HandoverDelays cascade, overtime, quality suffersDocumentation generated automatically, no peak at the end, handover sooner
Automation work-hours roughly halve: about 1,100 hours the traditional way against 590 hours with Bisly, on a typical project (indicative).

Pick the outcome. They all run on one system.

Scalable building automation

A full BMS for HVAC, heating plant, lighting, metering and access, configured in a digital twin instead of programmed on site. The same system fits a single plant room or a small office as easily as a 20,000 m² building or a campus, and the price follows the size of the project. For developers, general contractors and owners.

Room automation

Every room and zone under control, in commercial and residential buildings: schedules per room or tenancy, presence-based climate and lighting, and AI-based optimisation that spots rooms drifting from their setpoint before anyone complains. The room decides for itself and overrides roll back on their own. For offices, schools and meeting-heavy buildings.

Lighting automation

Lights that follow presence and daylight, room by room: DALI-2 for addressable luminaires, TRIAC dimmers for the circuits a building already has, on the same BMS as heating and ventilation. For offices, schools and halls.

Energy monitoring and metering as a service

Every meter read remotely, per building, tenancy and meter, with figures ready for billing and reporting. Metering as a service at a market-leading price, from one building to a whole portfolio. For owners, facility managers and landlords with tenants to bill.

Wireless retrofit

The same BMS in an existing building in use, installed in days without new cables: Bisly Wireless. For owners renovating with tenants in place. Taking orders now.

Remote access and site networking

Run and support the building from anywhere, on an automation network of its own, separate from tenant and office IT. For facility teams and integrators running several sites.

How much does building automation save?

Measured field studies agree on the order of magnitude. A smart radiator thermostat on its own saves about 3%. Room-level control across a whole building saves around 10%. Combine room control with hydronic balancing and buildings reach about 21%. Forecast-based plant control saves another 11-13% in separate field studies. Our projects confirm it: Liivalaia cut energy use by 30% after its full Bisly retrofit, and 30+ schools and public buildings save 20-35%.

Where the savings come from. Setback outside use per room or tenancy · heating that follows occupancy · window contacts that pause heating · ventilation driven by CO2· lighting by presence and daylight · substation, heat pump and AHU optimisation · price-aware load shifting against day-ahead prices.

EN ISO 52120-1 grades a building's automation from class A to class D. Bisly delivers class B as standard and class A where you need it, and the compliance table on the regulation hub shows what each rule requires. Regulation hub
