On March 24, Estonian real estate experts and opinion leaders of the industry met at hotel Park Inn by Radisson to exchange thoughts regarding the direction of the Estonian real estate market. Rene Üpraus, sales director of Bisly, also shared his experiences during the panel discussion “Energy Efficiency in a Modern House”.  We’ve now gathered some main ideas and future directions mentioned at the conference.

A modern house is more than just walls and a roof

One of the main themes, discussed by many speakers at the seminar, was the green approach.  During the panel “Energy Efficiency in a Modern House”, Rene Üpraus from Bisly, the CEO and co-founder of Moderan Solutions Kristi Hakkaja, and Kalle Aron, board member of Scandium Real Estate, recognized that these days customers have much higher expectations for real estate than just a set of walls and a roof. The focus is on the entire concept of a building, but also on making sure residents themselves have to manage buildings as little as possible. The participants of the panel agreed that the future lies in cost-effective and smart solutions.

Rene Üpraus shared his experiences during the discussion. “Bisly is focused on energy savings, which we’re defining through financial savings. Savings come from both lower heating bills as well as from the increased life expectancy of buildings thanks to preventative maintenance and proactive responses. The solution came to us from a Norwegian client who asked for two things — energy savings and the durability of a building. Effective management of a building will also ensure monetary savings.”

“Energy efficiency and a green approach are key priorities,” added Kalle Aron from Scandium Real Estate. “As Bisly mentioned, people feel more comfortable, productive and better overall in buildings with the right added features. We must identify the biggest cost aspects and introduce smart devices for support. Whether these devices are by Bisly or someone else, any unnecessary wasting should be brought to a minimum.”

“Smart building management technology has grown significantly over the last ten years. At first, the market was entered with great enthusiasm and everyone started building smart homes. These solutions became popular and received a warm welcome from the clients. Unfortunately, at that point, the technology was not quite ready yet. We’ve all had some challenges, of course, but what matters is how fast and in what way these issues are resolved. One key element is definitely the maintenance of systems. Upgrading and ensuring the system is up to date will certainly make it more reliable,” said Rene with regard to the future directions of smart solutions and ensuring high-quality service.

Ardi Roosimaa from Restate real estate added: “As I’ve mentioned before, I believe one of the main points of automation is that it’s based on true information – the system will give you honest feedback regarding what has happened to the building and will help observe it for yourself.”
